Home staging for occupied homes usually involves a three step process.
1. Consultation For $180, I will go through your home, noting all the recommendations to help your home sell quickly. Photos, notes and sometimes measurements will be taken at this time. I will email you a itemized, prioritized report within 48 hrs....often sooner. A consultation takes about two hours for homes 2500 sq ft or less.
2. To-do list This is where do-it-yourself-ers may want to save some money. It could include such things as updating light fixtures/counter top/flooring, fixing the leaky window, dripping taps, squeaky door etc.
3. Showcasing This is the final step. After the changes/repairs etc. mentioned in the recommendations are completed I will come to your home and 'dress' it, using proven techniques, to make your home stand out against the competition.
Showcasing (staging) involves the re-arranging, re-purposing and possibly removal of furniture and accessories. Other things we address are the correct hanging of suitable art/mirrors, window dressing, the rental/purchase of additional furniture/accessories, ensuring optimum traffic flow, determining focal points, etc. The cost for this can vary greatly, depending on the size and condition of the house, the availability of suitable inventory and the time needed to complete. A quote can be given after the consultation if desired.
Staging new/remodeled/flipped vacant homes is a little different.
New vacant homes, or vacant homes that have been recently remodeled should not need a consultation as such. Everything is already in good repair, no updates or painting is needed. However, usually we will need to do a quick 'walk through' for a few photos and to see the general layout/size of the home and sometimes to take measurements. In this case, all the furniture and accessories will have to be rented, or, in some cases purchased if the owners would prefer. When finished the home will be in 'open house' condition.
Staging previously occupied vacant homes
Previously occupied vacant homes will most likely need a paint job, at the very least and often will need updates and repairs to make it look its best for the market. A consultation is needed in this situation as well. All furniture must be brought in, either rented or purchased by the owner, but facilitated/chosen by the home stager.

Are you thinking of selling your home but don't know where to start? Would you like to have some advice from the comfort of your home? Do you need help in just one or two rooms of your home? I can help you!
I will need three or four photos of each room for which you would like home staging advice. When you take the photos, please shoot from at least three different angles, preferably from the corners of the room diagonally, and one straight on shot. E-mail them to info@homestylingbycathy.com .
After reviewing the photos, I will tell you what you need to do to help sell your home quickly. I will send you a written report (email), with suggestions for each room. This may include (if applicable), paint colours, furniture layout/traffic flow, window treatments, focal points, de-cluttering, de-personalizing, accessorizing, etc. I will include photos of my suggestions whenever possible.
You can do any or all of the suggestions as you see fit. However, if you would like Homestyling by Cathy to stage your home, the price of the on-line consultation will be applied to the total home staging contract.
Home staging services are only for St. John's and surrounding areas, but the online consultation can be from anywhere! Please include a brief discription of each room...the function and size, etc and of your house in general (age/style/neighborhood).
