Answers to real estate staging quiz.
1. According to NAR (National Association of Realtors) 2009, 90% of home buyers start their search for a new home on the internet. This is why it is important to have your home staged BEFORE the photos are taken for the mls listing or for a private sale....those photos are the important 'first impressions' for potential buyers.
2. Most sellers are willing to pay up to $5000 to prepare their home for the market...if they knew exactly what to do. (Maritz Research poll)
3. The top three things buyers are looking for are (1) freshly painted walls (2) current flooring (3) organized storage space ( Homegain Poll)
4. The best colours to paint your home if you are selling, are definitely neutral colours...and there are many more neutral colours than beige! If you want to punch up the room a little, consider painting just an accent wall in a bolder colour. This wall should then be your focal point and the rest of the furnishings arranged accordingly.
5. Curb appeal is often more important than interior decor because most buyers will do a drive by before even contacting the realtor/seller. If the exterior is not attractive or even just ho-hum, buyers may not even bother to look inside the home.
6. Staged homes sell , on average, in half the time needed to sell a similar unstaged home. In fact, the most recent RESA studies (released Feb, 2010) show that both occupied and vacant homes that were on the market not staged for X number of days, (and didn't sell) were taken off the market, staged and relisted and sold in 78% less time .
One other very interesting statistic: Bad odours (usually cigarette and/or animal odours) are a bigger turn-off for buyers than outdated decor, uncleanliness or poor/no curb appeal. (Royal LePage Poll, 2006)
